Flood zones & insurance

FEMA map, elevation certificate, and a real insurance quote, pulled before you offer, not after. Two homes on the same street can have very different flood premiums.

Inspections that matter here

Termites, moisture, roof condition, and HVAC age. On older homes, a four-point and a plumbing scope. On slab homes, drainage and elevation.

School districts

St. Tammany Parish schools plus the Northshore's strong private and parochial options. I share candid notes on attendance zones and boundary changes.

Commute patterns

Causeway to New Orleans, I-12 to Baton Rouge, Hwy 190 across town. We'll drive it at the hour you'd actually drive it before you commit to a neighborhood.

Older homes vs new construction

A 1920 cottage in Old Covington and a 2024 build in Terrabella are entirely different purchases. Different inspections, insurance, maintenance, and resale patterns.

Waterfront & acreage

Tchefuncte and Bogue Falaya frontage, lakefront Mandeville, and Folsom acreage each have their own diligence checklist, bulkheads, servitudes, wells, and septic.

Do I need flood insurance?

Depends on the parcel's flood zone. We pull the FEMA map and get a real quote before you offer, two homes on the same street can price very differently.

What inspections matter here?

Home inspection, WDIR (termite), and HVAC at minimum. Older homes: add a four-point and plumbing scope. Slab homes: drainage and elevation.

How competitive is the Northshore market?

Segmented. Well-priced homes in walkable Covington and established Mandeville still move fast; higher price points and fixers negotiate. I share current numbers for your target neighborhoods.
