Should I renovate before selling?
Rarely. Paint, light fixtures, landscaping, and cosmetic repairs usually return more than kitchens and baths. I'll give you a prioritized punch list before you spend a dollar.
How do you price my home?
The same way the appraiser will, closed comps adjusted for condition, size, lot, and location, layered with current absorption and days on market for your specific neighborhood.
What matters most to buyers here?
Condition, flood zone, and school zone, usually in that order. Clean insurance and inspection stories consistently outperform.
How long will my home take to sell?
Depends on price band. Well-priced homes under $600k in walkable Covington often go under contract in 2–3 weeks. Luxury and acreage: 60–120 days is normal.
What are typical seller costs at closing?
Roughly 7–9% of sale price between commissions, title, transfer, prorations, and negotiated concessions. You'll get a line-item net sheet before we list, and with every offer.
